Pool & Spa Inspection

Brandon Tidwell is Pool/Spa Certified โ€” evaluating every system so you know exactly what you're buying.

A Pool Is a Major Asset โ€” and a Major Liability

A swimming pool or spa can add tremendous value to a home โ€” or become an immediate source of expensive repairs and safety concerns. Without a proper inspection by a certified inspector, you simply don't know which one you're getting.

Brandon Tidwell is Pool/Spa Certified and performs thorough evaluations of all pool and spa systems including mechanical equipment, electrical systems, structural condition, safety features, and code compliance. You get a complete picture of the pool's condition before you take ownership.

Pool repairs and equipment replacement can range from a few hundred dollars to tens of thousands. A $250 inspection is the only way to know what you're inheriting.

  • Pump, filter, and heater condition and operation
  • Electrical systems and bonding evaluated
  • Pool shell and coping condition inspected
  • Decking, coping, and surrounding drainage assessed
  • Safety barriers, gates, and alarms checked
  • Spa jets, controls, and cover condition reviewed

Pool Problems Are Expensive โ€” and Common

Pool equipment has a limited lifespan. Pumps, heaters, filters, and automation systems all require eventual replacement. A pool inspection identifies equipment that is near end-of-life so you can negotiate accordingly.

Structural issues in the pool shell, deck, and surrounding hardscape can also be costly. Don't assume the pool is fine because it holds water.

When This Service Is Especially Important

  • Pool or spa equipment that appears older or shows rust/corrosion
  • Any evidence of structural cracks in the pool shell
  • Decking that is cracked, heaved, or separating from the pool
  • Missing or non-functional safety barriers or gate latches
  • Electrical equipment with visible deterioration or improper bonding

Pool & Spa Inspection FAQs

Does the standard home inspection cover the pool?

The standard inspection notes the presence of a pool and documents visible conditions, but a thorough evaluation of all pool systems and equipment requires the Pool/Spa Certified add-on inspection.

What if equipment needs replacement?

Brandon's report documents the condition and estimated remaining life of all major equipment. This gives you the information needed to negotiate repair costs or seller credits before closing.

Is pool inspection required by lenders?

Some lenders and insurance companies require documentation of pool condition. Brandon's certified inspection satisfies most such requirements.

Do you inspect hot tubs?

Yes โ€” standalone hot tubs and in-ground spas are both covered under the Pool/Spa inspection service.
